Interest Rates and loan structures

There seems to be a general consensus from the banks that the Official Cash Rate (OCR) will remain at it's current level through to mid next year.  This means the short term interest rates, especially the one year will remain at low levels until then.  We have always been a big fan of splitting your lending over various terms so that the total loan is not up for review at the same time.  The one year rate does seem an attractive option for fixing a portion of your lending as it is not expected to change too much in a years time.  We always take this into account when we undertake fixed rate reviews or arrange new lending.  The key for us is not necessarily to chase the best rate but make sure the lending is flexible enough to take advantage of these rates when they come up.
